Sales Advice and Preparation
We offer an inspection service for properties that either:
Have a void period
Are empty for another reason
Owners are not in the area
Overseeing of work. This includes visiting the property to check security to limit the risk of squatters or burglary and reporting back with any issues or repairs required. We can also arrange a drain down if the property is to be empty for some time or over the winter period to limit the risk of a burst pipe or water leak which could cause further damage. Our charges are £25.00 per hour (including travel time) Any extra charges such as drain down will be in addition to this fee.
Having renovated personal properties and worked as an agent selling property for over 15 years we also offer a service which is fairly flexible depending on the clients needs. Advice on preparation for sale Furnishing a property on behalf of an owner (for example if they are letting the property furnished or a holiday let and are not local or able to spare the time)
My background in agency is Sales Progressing so we also offer sales progressing to any owners who either have just agreed a sale and wish to have the sale progressed professionally in order that all the facts are gained and monitored to ensure the sale is as quick as possible and ultimately actually leads to a completion. So many times owners never find out the complete facts about a buyer until it’s too late or agents do not keep up to date with progress or lack or it to pick up on any potential problems as early as possible leading to such high fall through rates. This service is particularly useful if you have agreed a sale privately when you don’t have an agent to check the status of your buyer or progress the sale. We offer this as a service at a fraction of the cost of an agents commission.
We can also inspect a property after check out with a view to assess damages including obtaining quotations for any work if required and prepare a report, especially useful for clients that are out of county.
